The idea is simple. Water takes the path of least resistance, and a French drain gives it an easy path away from your walls.

What It Is Made Of

Perforated pipe wrapped in filter fabric, set in a bed of washed gravel. The gravel lets water move freely to the pipe, and the fabric keeps soil out so the pipe does not clog. A steady slope lets gravity carry the water along.

Interior Placement

An interior French drain runs along the inside edge of the basement floor, below the slab, and usually ties into a sump pump. It takes less excavation than an outside system and works well when the exterior is hard to reach.

Exterior Placement

An exterior French drain sits in a trench outside the foundation wall, where it intercepts groundwater before it reaches the basement. It can also drain a low or soggy part of the yard. Many homes benefit from both.

Why French Drains Matter on Lexington Hillsides and Limestone

Central Kentucky is a hard place to keep a basement dry. Lexington sits on limestone bedrock, and the water that falls on the Bluegrass does not always soak straight down. Clay soil holds it near the surface, and the rock underneath can make it move sideways and show up where you do not expect it. For an exterior drain, our crew digs a trench through Central Kentucky clay and rock, sets the pipe at the right slope, wraps it in filter fabric, adds washed gravel and backfills. For an interior drain, we cut a channel along the basement perimeter, lay the pipe and gravel and patch the floor over it. The schedule is set out in your estimate, because trench length, soil and access all change it.

Cost follows the same factors. The length of the drain, the depth, the soil and rock we dig through, the outlet you need and how easy the work area is to reach all change the price. That is why we price each job after seeing it in person.

Is a French Drain Enough, or Do You Need More?

Sometimes a French drain is the whole answer. If saturated soil is the cause, intercepting the water can dry out a basement without further work.

Other times it works best as part of a system. If water enters through the wall assembly or a failed membrane, exterior waterproofing may be needed. If it seeps at the wall-floor joint, an interior drain tile system handles it from inside. Collected water needs a sump pump when there is no daylight outlet, and a leaking crack may need crack repair.

If your basement stays damp even though no water is leaking, a whole-home dehumidifier handles the air once the water is under control. After that, basement insulation can go in over a dry wall.
